Setting up a new property in DOOR OS is a sequence of steps that take a fresh property — no managers, no units, no doors, no residents — to one ready for residents to invite. This article is the orchestration view: it lists each step in order, summarizes what happens, and links to the detailed how-to for each. Most steps are quick once you know the order; the full sequence can be done in a few hours for a small property and over several days for a large portfolio.
About this feature
DOOR splits property setup between two parties:
- DOOR activations team handles the initial property creation in DOOR OS, links it to your portfolio, and confirms billing and contracts. This step is not self-service.
- Your property team handles everything inside the property: managers, units, doors, keys, and resident invites.
Before you start
- Your property has been activated by the DOOR activations team. If your portfolio doesn't list the new property yet, contact
support@door.comor your DOOR account contact. - You're signed in to DOOR OS with Portfolio Manager permissions for the new property.
- You have the data you'll need: list of unit numbers, door names, key structure, and the people who will become managers.
Steps
- Add property managers. Decide who on your team needs access and at what level (Portfolio Manager vs Property Manager with Full/Limited/Specific Key Management). - Create units. Units are how DOOR OS tracks each apartment, suite, or unit at the property. Each unit has a name and can have residents assigned. Required for the Latch Intercom directory and for assigning residents. See Creating, editing, and assigning units.
- Create doors. Each Latch lock or smart access device at the property is a door in DOOR OS. Doors are organized by type (residential, communal, amenity). See Creating and editing doors.
- Create keys. A key bundles doors together and is what residents and staff are assigned. For example, an "All Residents" key with the building front door + lobby + gym, plus per-unit residential keys. See Creating and managing keys.
- Add residents. Either invite individually, in bulk via CSV, or pull automatically via ePMS (if your PMS is supported). See Inviting users, editing access, and assigning keys and, for ePMS, What is ePMS and how does it work with DOOR?.
What's typically a separate path
- Activating physical devices (locks, intercom, cameras, smart home) is done from the DOOR App — not DOOR OS. You'll need a property manager with Activate/Deactivate permissions and physical access to each device.
- Smart home devices require the DOOR App on-site to pair them. See Managing devices from the DOOR App (manager view).
If it didn't work
- You don't see the new property in DOOR OS — contact DOOR Support. Activations team needs to confirm the property is linked to your portfolio.
- You can't add managers — your account may not have Portfolio Manager permissions. A Portfolio Manager has to invite you first.
- Units or doors don't show up after creating them — refresh the page and confirm you're in the correct property/portfolio scope (top-left selector in DOOR OS).
